FRIDLEY, MN 55432 (763) 571-3450 - FAX (763) 571-1287 - TTDrM (763) 572-3534 CITY COUNCIL ACTION TAKEN NOTICE December 2, 2005 Jeff Magdik Blue Print Homes Inc. 1512 -125th Avenue NE, #139 Blaine MN 55449 Dear Mr. Magdik: On Monday, November 21, 2005, the Fridley City Council officially approved your request for a Preliminary Plat, PS #05-08, to create 16 new single family lots for the Gateway West Redevelopment project, legal descriptions are on file and available at Fridley Municipal Center, generally located at 271 & 281 -57th Place, 5740 University Avenue, and 5917 through 5955 3`t Street. Approval of this Preliminary Plat is contingent upon the following stipulations: 1. Petitioner shall obtain all necessary permits prior to construction. 2. Grading and drainage plan to be approved by City's engineering staff prior to the issuance of any building permits, in order to minimize impacts to the surrounding properties. 3. During construction, silt fencing shall be used where applicable. 4. Petitioner to pay all water and sewer connection fees. le. All trees 5. Park dedication fee of $6,000.00 (4 lots x $1,500.00) to be paid prior to issuance of a building permit. The Council action described above is only to approve the preliminary plat. You must have an approved final plat prior to recording at Anoka County. When the final plat has been prepared by your surveyor, a copy of the plat should be sent to the Anoka County's Surveyor's office for review. Once that review is completed, please submit three full size copies of the final plat to the Community Development Department. The Community Development staff will contact you as to which council meeting the item will be scheduled for consideration (it will be placed under Action Taken Letter -PS #05-08 & SAV #05 -01 -Blue Print Homes Page 2 December 2, 2005 the "consent agenda"). After Council action on the final plat, the mylars of the plat must be submitted to the City for signature by the Mayor and City Clerk. Once signed, the plat is ready for recording at Anoka County. The final plat must be submitted for action within six months of approval of the preliminary plat. Also, on Monday, November 21, 2005, the Fridley City Council officially approved your request for a Street Vacation, SAV #05-01, to vacate portions of 57th Place, 58 h Avenue, and 59th Avenue lying easterly of 3`d Street NE and terminating at the University Avenue right-of-way, to accommodate the replat for Gateway West Redevelopment project, legal descriptions are on file and available at Fridley Municipal Center. Approval of this Street Vacation is contingent upon the following stipulations: 1. Petitioner shall obtain all necessary permits prior to construction. 2. Grading and drainage plan to be approved by City's engineering staff prior to issuance of any building permits, in order to minimize impacts to the surrounding properties. 3.
