(a) The property is Zoned C-1, Local Business. A copy of the zoning regulations

(b) The City Council granted two variances in 1978 to reduce the side yard
setback from 15 ft. to 10 ft. and to reduce the rear yard setback from 25 ft. to
20 ft. The Action Taken Letter related to that request has been attached.
(c) The property was granted a variance, VAR #92-02, on April 6, 1992, to
reduce the hard surface setback, from 20 ft. to 6 ft. to allow the construction
of a gasoline pump island. At the same time, the City Council also approved
a special use permit to allow motor vehicle fuel and oil dispensing service as
an accessory use to a convenience store. The Action Taken Letters for those
requests has been attached.
(d) The property is located in Zone C, Areas of Minimal Flooding, of the FEMA
Flood Insurance Rate Map. The Community -Panel number is 270013 0003 B
and the date of the map is March 2, 1981.
(e) The Property/Building is located within the corporate limits of the City of
Fridley and that all utility services are available to said property, including
water, drainage, storm and sanitary sewer, electric, gas and telephone.

On April 6, 1992, the Fridley City Council officially approved your
request for a special use permit, SP #92-01, to allow motor vehicle
fuel and oil dispensing service as an accessory use to a
convenience store, on Lot 1, Block 1, Pearson's 1st Addition, the
same being 7883-7899 East River Road N.E., with the following
stipulations:
1. The variance request, VAR #k92-02, shall be approved.
2. A signage plan showing the placement and type of directional
signage shall be submitted prior to building permit
application.
3. The landscape plan, to include underground irrigation, shall
be approved by staff priorto issuance of a building permit.
Installation of the landscaping shall be completed by November
1, 1992,
4. A performance bond in the amount of 3% of the improvement cost
shall be submitted prior to issuance of a building permit.
5. The petitioner shall provide a copy of the executed lease
agreement to the City prior to issuance of a building permit.
