A fee is associated with the application; $100 for second accessory building applications, $400 for all other appliccrtions. Fees are non-refundable. Once the application is received, the application is reviewed by sta�f from the Plcmning, Engineering, Assessing, Fire, cmd Police Depcfftments. The impacts to adjc�cent properties cu�e discussed, cmd stipulcrtions c�e developed. Simultcmeously, a mcriling list of all properties within a 350 foot radius of the property is generated. Notices of the request cQe sent to these property owners. There is approximately four weeks between the application due date cmd the Plamning Commission meeting. Prior to the meeting of the Plcu�ning Commission, a stc�f report is written, and the petitioner called regcffding the staff recommendation. The Plcmning Commission is made up of seven residents of the community. The meetings cffe held the first cmd third Wednesdays of the month at 7:30 pm in the Council Chcunbers in the Municipal Center. The Plcmning Commission is cm advisory commission to the City Council. It is the responsibility of the Plcmning Commission to conduct a public hecu�ing, gcrther testimony cmd make a recommendation to the City Council regarding all special use permit requests. The dimensions of the lot are 77 feet by 125 feet and it's a rectangular shape. At the time it was constructed a roof was extended an additional 96 square feet from the west wall of the structure. The petitioner is requesting to enclose this 96 square foot area, therefore, expanding the existing structure. Accessory structures over 240 square feet are a permitted special use in the R-1 zoning district. The existing one-stall garage is 450 square feet and the existing shed is 240 square feet. The proposed addition to the shed is 96 square feet. The existing garage and shed, plus the proposed addition to the shed is a total of 786 square feet, which is 614 square feet less than the total allowed by Code. The proposed shed addition meets all setbacks and lot coverage requirements.
