The Co�a3.ttee discussed the area as a whole, the resulting lot sizes fran the lot split, and decided that there was no reason the request could not be granted. MOTIOTt by Da�nielson, that the Plats and Subdivisions Sub-Committee reco�mend the lot split request, L.S. �65-02 by William Ii. Costello, be graated. Upon a voice vote, the motion carried. 2o PROPOSED PBELIMINABY PI�ATt PoS. �65-01, CARLSON & LAVINE, INC.: SYLVAN HILLS YLAT 8 Mr. Eric Lavine was present at the meeting. Because this area directly concerns the overall planniag of Fridley at this time, Mrti Lavine �aas asked if it would be agreeable �ith him to wait until the Planning Consultant had a chance to revietu and study Lhe proposed plat in connection � �;�ith his overall studye Mr. ?�avine agreed to do this and stated that, as fax as he was coacerned, he was ia�erested in the best for Fridley. In discussing the purpose for which the 2and was to be used, it was suggested �hat high rise apartments could be built aloag the railroad tracks. Mr. La.vine said �hat he was open to co�enta. Upon a voice vote, the motion carried. 3. LOT SPLIT REQZIEST: LoS, �65-03, BAILEY TILLEIt: LOT 24, AUDITOR SUBDIVISION �92 John Tiller was preseaC, representing his father Mr. Bailey Tiller. Mr. Tiller wants to split a parcel of land 165 feet wide by 148 feet long. Under the present request, the corner lot would not be adequate in caae the propased rosd would go through. Because of the position of the house on the .back of the lot, the proposed road would curve arouad the house in order to give the adequate setback required by the ordinance. By mak9.ng the southeast lot 70 feet the southwest loe, which is the corner lot, would then be 95 feet, and taking off 20 feet for the proposed road would make a 75 foot lot.
