It was noted that he had reoeived the eaisement for the North 30 feet
from Yernon La.rson, and that the whole pa�cel was zoned Qommaercial. Mr.

The consensus of the Subcommittee was these would be expensive lots,
and they probably would do these people a favor by leaving them the way
they are, and in order to eliminate this from the future agenda, a motion
was in order.
MOTION by Nagel, seconded by Ylinen, that the Plats & Subdivisa.ons-
Streets & Utilities Subconunittee file the repoxt to show we have studied
the Lucia Lane problem and that the results of the report show it is not
economically feasible to consider at this time. Upon a voice vote, all
voting aye, the motion carried unani�nously.

�� Auditor's Subdivision ��129 lying west of east 273.0 feet, ex. west 17.0
feet taken for Central Avenue, and except easement over north 30 feet for

road purposes.
The Ci.ty Manager gave a resume of the former requests for splitting
this parcel. The new request asks for a 180' parcel abutting Central Avenue
and a 70' lot to the east. The Subcommittee stated that they have always
avoided recom�nending a lot less than minimum size unless there is a hard-
ship or circumstances making it inev9.table:-
MOTION by Ylinen, seconded by Schmedeke, that thc Plats & Subdivisions-
Streets & Utilities Subcommittee deny this request (Nlarch 21, 1967) of a
lot split for part of Lot 14, Auditor's Subdivision ��129 lying west of
east 273.0 feet, except west 17.0 feet taken for Central Avenue and except
north 30 feet taker,. for road purposes on the basis of one lot being sub-
standard, but would recommend approval for the modification of the request
of the lot split being 175 feet for the lot facing Central Avenue and 75
feet for the l.ot to the east. Upon a voice vote, all voti.ng aye, the .
motion carried unanimously.

rezoning request (ZOA ��67-03), Boise Cascade Corporation, to rezone to
M-2 all that part of the Southeast Quarter of Section 12 not presently
zonecl M-2 be closed. Upon a voice vote, all voting aye, the motion carried
ur.animously.
Cnairman Hughes sta�ed that it appears from the way this land is p?-esent�_-
zoned that what is being requested is essentially to correct the existing
zoning. We have a circumstance of commercial and residential in small
parcels surrounded or_ two sides by industrial property. It seems likely
that if we were zoning this territory for the first time that we would
make it a major industrial tract. The petition is completely justified
and sliould be considered in terms of a correction of what, at best, was
a mistake in the first place. The City Manager added that this was zoned
that way in 1955, probably for the matter of convenience only.

addition to his p-roperty, if the lot split is not granted.

until the next regular Council Meeting of rlay 1, 1967, and request that the
Building Inspector, City F.ngineer and City Attorney look into this sy�tem

PLANNING COMNIISSION MEETING NIINUTES, APRIL 6, 1967:
1. LOT SPLIT ��65-14, H. M. NYGARD, PART OF I.OT 14, AUDITOR' S SUBDIVISION ��'129:
The City Manaaer read the motion of the Planning Commission recommending
approval and said that this has been before the Planning Commission and the
Council before. The City Engineer said that the ordinance requires that the lot
width be 75 feet, Councilman Samuelson said that previously the Council has
granted Mr. Nygard a three lot split with the provi5ion that he sign an
agreement that the lot on Central Avenue was not of adequate size for commercial
development, but rfr. Nyg�rd had never signed the agreement. This division of
the property, before the Council, is a two lot split rather thar� the three
lot split.
MOTION by Councilman Samuelson to grant Lot Split �k65-14 to H. M. Nygard
based on 175 feet for the lot facing Central Avenue and i5 feet for the lot
to the east, which will meet the City of Fridley minimum standards on the
sma.11 lot. Secoiided by Councilman Liebl. Upon a voice vote, there being
f � no nays, Mayor Kirkham declared the motion carried.

Councilman Harris asked when the appraisal for suggested locations of the �
