Mr. Boardman explair.ed that this request for a Special Use Permit �vas
one part of a two-part request. He said that the next request ��ras
for a Lot Split that vrould result in ttivo single f�mily lots. He
said that there �vas presently a garage on the property that �vould be
incorporated vrith tne constructian of the nev� house and tuck-under
garage.
Mr. Rolstad indicated tha� his family had tvro cars, ttivo pick-up trucks,
tti�ro boats, four motorcycles, and t�xro la�vnmo�rers. He said that he
definitely needed the additianal garage space so he could store

Mr. . Boardman said that the entire lot tvas equivalent to three
40 foot lots. He said they u�anted it split into two lots, one
55feet �vide and the other 65 feet ti�ride.
Chairperson Harris asked �vhy the corner lot vras being proposed
for 55 feet v�ide and the interior lot for 65 feet �vide. He felt
that the lar�er lot should be the corner lot. He also tiranted to
kno�: ti=rhy 1;he lot ti�rouldn' t be split into two 60 foot lots.
Mr. Rolstad said that if the interior lot was made any smaller,
the dividin� line vrould be in the middle of the driveti�ray of the
present house.
Mr. Bergman asked if Mr. Rolstad lived in the existing house.

� The Arpeals Commission recomn��nded approval of the variances to reduce the

Councilman Fitzpatrick indicated there may be certain problems involved with
• access from 46th Avenue and asked Mr. Sobiech to review the comments he made
I earlier.
' Councilman Fitzpatrick stated, if the buyer feels strongly about access from
� 4bth Avenue, he has the right to petition for this, but felt he did not want
� to change the motion to automatically give that access.
iMayor Nee felt the bu;er could work out an access, without City approval,
� because it involves private land.
Mr. Rolstad pointed out that he felt the buyer would build an attached
garage. _
• Mayor Nee stated there probably would be more of a problem to build an
attached garage, because of the extreme variance required, and the buyer
would have to apply for a variance. '
Mr. Qureshi, City Manager, poirited out that whether the access is from
j � 2nd or 46th, it has to be a paved access.

Mr. Sobiech stated staff would review, with Mr. Rolstad, the stipulations
of the lot split regarding construction of the garage no later than
September l, 1979, and the requirements for a paved access.
