LOT SPLIT APPLICATION PROCIDURE
1 . Obtain application form at �ity Hall. (6431 IIniversity Ave. N.E. , Fridley�
2. Return completed application form with the required sketch of the property
involved and the lot split fee of �15.00 for each ori�inal lot being split.
3. The application will be submitted to the Plats & Subdivisioz�s and Streets
& Utilitiea Subcommittee for recommendatione. Thie Committee meets once a
month, when required. The City will supply the applicant with minutes of
the Subcommittee.
4. Following the Plats & Sube Committee recommendation of approval, the owner
must then obtain a Certificate of Survey on the original parcel or parcels
along with the new parcels created with all existing structures tied in.
5. The Certificate of Survey should then cont�in a simple description of �. p�.rt
of a platted lot or registered lot and be filed with the Engineerizzg Department
for Planning Commisaion recommendationa. The Planning Commission meets on the
second and fourth Thureday of the mo.nth. The City will supply the applicant
with minutes of the Planning Commission.
6. The recommendations of the Planning Commission are submitted to the City
Council for final actio.n. The Council meets o.n the first and third Mo.nday
of the month.
7. The City Council approval may be subject to certain s�ipulations which must
be complied with by the applicant.
8. A letter will be sent to the applicant to notify him of the Council actio.n
and to advise him to comply with the conditions imposed by the City. The
letter will also contain any necessary deeda for easements and other pertinent
papers for his signature.
9. When all the conditions of the lot split have been complied with, the applicant
ahould file the 1ot split in Anoka County.
10. In all cases where Council action has been sought and denied, no petition for
identical action can be preaented until a period of six months has elapsed.
NOTE: THE RESIILTING REAI� ESTATE TAXES AND SPECIAL ASSESSMEr1rI'S FOR
THE NEW PARCELS IN TOTAL AFTER THE LOT SPLIT, MAY FxC� THE

COMPANY: BLOCK 10, HAMILTON'S ADDITION:
The City Engineer said this lot split had been approved by the members
of• the cemetary board and the apartment complex.
MOTION by Councilman Nee to caicur with the Planning Commission and
approve the lot split. Seconded by Councilman Breider. Upun a voice
vote, all voting aye, Mayor Liebl declared the motion carried unanimously.

GABRELCIK:
Mayor Liebl said about twu to three months ago, Mr. Gabrelcik was
asked to comply with several items by the City. He added that the Council �
had authorized the Mayoz to talk with Mr. Gabrelcik. Mayor Liebl requested
Mr. Gabrelcik have someone come before the Council and present his case .
The Mayor said he was sure Mr. Kohlan, Mr. Gabrelcik's attorney would do
� this. The Mayor explained the item being the used car dealership and
added Mr. Gabrelcik had been in business for over twenty years in that
location. He said Mr. Gabrelcik always had obtain�d a license and felt
he had.complied with all the necessary regulati.ons of the City. Mayour
Liebi said at this time he tried to communicate the City's wishes to
Mr. Gabrelcik, stating there must be some cleaning up of the parking
facilities on his property. He added, on some of the points mentioned,
Mr. Gabrelcik felt he could cooperate, and on others he felt he could
n ot afford to comply. The Mayor said in order to clarify the position
• ' of the Chairman, this is why he had contacted Mr. Gabrelcik. He added
he had been authorized to do so or he would not have done so.
Maypr Liebl addressed Mr. Gabrelcik, asking if the City has not tried to
. Cooperate with him in the past, He added that the City had issued him a
l�cense and Chen withdrew it. He questioned Mr. Gabrelcik, if rhis was
coXrect. Mayor Lieb1 suggested Mr. Gabrelcik have his attorney speak .for
him. k�e added, he thought the problem at present is that tRe Planning
Commission was not aware of what Mr. Gabrelcik was planning to do with
the l8nd. He said Mr. Gabrelcik r�ust also prove how many of the Lots he
own�d. Mayor Liebl said the Planning Commission has no objection to the
use of the presently owned lots for a used car dealership, but when he
requested using additional 1ots, they want a euryey, He expressed the
