Return completed application form with the required sketch of the property involved and the lot split fee of $100.00 for each original lot being split. 3. The application will be checked over by Staff and the owner may be r eq ui red to submit a Certificate of Survey containing a simple description of a Fart of a platted lot or registered lot, along with the new parcels created with all existing structures tied in. 4. The application will then be submitted to the Planning Commission for their recommendation. The Planning Commission meets on the Wednesday following the City Council meeting, which is geoerally the first and third Wednesdays of the month. 5. The recommendations of the Planning Commission are submitted to the City Council for final action. If a Certificate of Survey wasn't required before, it will be required for this meeting. The City Council meets on the first and third Mondays of the month. 6. The City Council approval may be subject to certain stipulations which must be compiled with by the applicant. 7. If approved, the applicant shall then have the land involved in the lot split surveyed. Upon receipt of the required Surveyor's Certificate, the Council shall pass a resolution approving the lot split. 8. After f inal approval, a certif ied copy of the resolution approving the lot split and a "Certificate of Status" form shall be attached to the notice of approval anis forwarded to the applicant. The lot split, together with a certified copy of the resolution and "Certification of Status" form, shall thereafter be recorded among the records of the County within one hundred eighty (180) days after the date of the resolution, unless a longer period of time is granted and provided for recording at the time of approval. 9. In all cases where City Council action has been sought and denied, no petition for identical action can be presented until a period of six months has elapsed. CONSIDERATION OF LOT SPLIT, L.S. #86-07 , BY JEFF GELDERT: Split off the Westerly 140 feet of Lot 17 , except the South 55 feet thereof, Auditor's Subdivision No. 22, the same being 6291 Central Avenue N.E. Mr. Robinson stated this lot split is for property located on the southeast corner of Rice Creek Road and Old Central. He stated the property is zoned single family and it is proposed to split off the westerly 140 feet to create a new buildable lot of 9,035 square feet, fronting on Central Avenue. Mr. Robinson stated the lot area, which now contains an existing house, would then be 7 ,034 square feet and below the minimum required by Code. Mr. Robinson stated if the lot split was approved there should be six stipulations, which he outlined. He stated another stipu- lation should be added to provide for a hard surface driveway to the existing garage. Mr. Robinson stated the area is low and the drainage would have to be worked out with the City Engineer. Mr. Geldert asked what would be involved in this drainage requirement. Mr. Robinson stated the lot is low so the building site may have to be raised. Mr. Geldert stated he sometimes has problems with water when it rains for several days. He stated he has no problem with working out the drainage. MOTION BY MR. KONDRICK, SECONDED BY MR. He stated the biggest problem with this lot split is the frontage which does not meet the requirements of the Code. He stated it is only 64.54 feet and the requirement is 75 feet. Mr. Qureshi, City Manager, stated there are large parcels of property in this area and eventually these properties will split. He felt there should be some overall plan for future development and it would require the cooperation of a number of property owners. He felt if this lot split is granted, it wouldn't set a good precedent for the neighborhood because the lot is so narrow. He felt there needs to be cooperation on the part of the owners in the area in order to have lots which meet the Code requirements. He suggested this item be tabled so the property owners could work together in an attempt to provide a plan for the overall development of this area. Mr. Geldert stated he was concerned about the width, but couldn't understand why they were allowed to be split in the first place. Mr. Qureshi stated this was probably an old plat in existence before there were any regulations by the City. MOTION by Councilman Schneider to table L.S. #86-07 in order to provide the petitioner an opportunity to work with adjacent property owners and City staff in an attempt to provide standard lots. He reviewed the five alternatives submitted and the estimated costs. He stated TKDA, as well as staff, yould recommend Alternative No. 4 to convert five of the seven filters in the Common's Park Plant for magnesium treatment of the four shallow wells, aO the remaining two filters for iron removal for the deep wells.
