This dwelling could be rented out to a family; to a group of up to five unrelated persons; or to a married couple who could in turn rent out "bed and breakfast" rooms to not more than two guests. The property would not need to be rezoned to enable you to rent out the structure, however you would need a rental license. The property has been inspected and no deficiences were noted which would have to be corrected before a rental license would be approved. In answer to your question regarding using this property to retail merchandise , you would first have to rezone the property to commercial. The City would notify the property owners within 350 feet of this property of the proposed rezoning. The following items would have to be completed if the rezoning was approved: 1 . Provide a parking lot with concrete curb and gutter. 2. Provide a screening fence between the house and other residences. 3. Provide a 20: 1 ratio ramp to the front door. 4. Provide one unisex handicap restroom on the main floor. 5. One stairway to the upstairs is sufficient as long as the occupant load is less than 10. 6. The basement could not be used for retail area. Flora, Public Works Di rector, stated Mr. McAdam came before the Council o plat land between Osborne Road and 77th in order to construct a mini-storage warehouse facility.
