The Brandes Place amendment proposes to change land use of 1.18 acres from Public/Semi-Public to Multi-Family Residential to allow a proposed 16-unit townhome development. The Council staff finds the amendment information complete for review, and finds that it qualifies for administrative review according to Comprehensive Plan Amendment Administrative Review Guidelines adopted by the Council on May 11,2005. Further Council action on this review is waived, and the City may place this amendment into effect. The Council offers the following advisory comments for local consideration. Sanitary Sewer(RogerJanzig, 651-602-1119) The Metropolitan Disposal Systems has adequate capacity to serve this project. The Council has not identified excessive peak hourly stormwater flow in Fridley's sanitary sewer system during wet weather. As part of the 2008 comprehensive plan update,the City should include a description of activities aimed at identifying and reducing sources of stormwater inflow and infiltration into the wastewater system.
