RESOLUTION NO. 2019 -17 RESOLUTION APPROVING AN S-2 REDEVELOPMENT DISTRICT, MASTER PLAN AMENDMENT MP #19-01, FOR U.S. HOME CORPORATION, DBA LENNAR, ON BEHALF OF THE PROPERTY OWNER, THE CITY OF FRIDLEY HOUSING AND REDEVELOPMENT AUTHORITY, TO ALLOW THE REDEVELOPMENT OF THE PROPERTY GENERALLY LOCATED SOUTH AND EAST OF THE FRIDLEY CIVIC CAMPUS AT 7071 UNIVERSITY AVENUE NE WHEREAS, on March 20, 2019, the Planning Commission reviewed an application for Master Plan Amendment request, MP #19-01, by U.S. Home Corporation, dba Lennar for the properties generally located south and east of the Fridley Civic Campus at 7071 University Avenue NE in Fridley, legally described in attached Exhibit A, and recommended approval of said master plan amendment; and WHEREAS, the Fridley Housing and Redevelopment Authority reviewed the application at their December 6, 2018 meeting and also recommended approval to the City Council; and WHEREAS, at their April 8, 2019 meeting, the City Council held a Public Hearing for MASTER PLAN, MP 419-01 and also approved MASTER PLAN, MP 419-01, with the stipulations attached as Exhibit B; and WHEREAS, a copy of the MASTER SITE PLAN has been attached as Exhibit C and the EXTERIOR ELEVATIONS has been attached as Exhibit D. NOW, THEREFORE, BE IT RESOLVED, that the City Council approves an S-2 REDEVELOPMENT DISTRICT MASTER PLAN AMENDMENT, MP 419-01 for U.S. HOME CORPORATION, DBA LENNAR and sends notice to the petitioner that any substantial modification (greater than 10%) to the approved master site plan, as shown in Exhibit C will require further review by the Planning Commission and City Council.
