Notice of Public Hearing to Consider a Variance for 2C Development
Notice is hereby given that the Planning Commission of the City of Fridley will a public hearing on
January 20, 2021 at 7:00 p.m. via telephone or other electronic means.
To: All property owners/residents within 350 feet of the property generally

located at 775 53 Avenue.
Case Number: Variance 21-02
Applicant: 2C Development. Petitioner or representative must attend the Planning
Commission meeting and City Council meeting.
Purpose: To request two variances. First, to reduce the front yard parking setback
and second, to reduce the front yard setback for a building on the vacant

lot located at 775 53 Avenue. These variances are being requested to
allow the construction of a new retail building for a Dollar Tree.

Fridley Civic Campus.
