RE: Property records research for 7450 Lakeside Road NE, Fridley
I have reviewed available records for the properties located in and near the 7400 block of
Lakeside Road. From the available records, it is not clear when or how Lot 1, Auditor’s
Subdivision 129 was subdivided into three properties. It is also not clear how the 25’ road
easement was established, and who the intended beneficiary of the easement would be.
Possible next steps would be to hire a surveyor able to research this topic more fully. The

Neither Anoka County’s GIS website (see Figure 1: General illustration of the area in
question, from Anoka County GIS online (retrieved October 15, 2025) or Half Section map show
an easement on the southern edge of the property generally known as 7450 Lakeside Road. The
property’s legal description from the GIS map is “THE S\[outh\] 111 FT OF LOT 1 AUD\[itor’s\]
SUB\[division\] NO 129, EX\[cluding\] R\[oa\]D, SUBJ\[ect\] TO EASE\[ment\] OF REC\[ord\]”
The plat map for Auditor’s Subdivision 129 (dated October 11, 1950) (see Figure 2: Partial
Plat Map, Auditor's Subdivision No. 129, retrieved from Anoka County October 2025) does not
show an easement. It also shows the property generally known as 7450 Lakeside Road as part of
an un-subdivided Lot 1.
A building permit was issued for 7450 Lakeside Road in 1969 and renewed in 1970. The
permit indicates a 15’ 9’ sideyard setback (when, combined with the survey on file, appears to
reference the south sideyard). (Building permit records, including available surveys, are publicly

A survey in the address file, from October 22, 1965 indicates that there is a 15’ sideyard
setback from the south side of the house to a 25’ road. (See Figure 3: Survey of the South 111.0
feet of Lot 1, Auditorys Subdivsion No. 129, generally known as 7450 Lakeside Road NE. ) The
survey shows the property as being 86’ wide north to south. With the addition of the 25’ road
shown on the survey, the entire property dimension is the 111’ indicated in the legal description.
The survey shows iron monuments providing a 25’ road on both the south and east of the
property.
A survey in the address file for 7430 Lakeside Road, dated January 11, 1966, shows a 25’
road easement to the north of the property, with iron monuments providing the 25’ road to the

The address file for 7470 Lakeside Road notes that the builder incorrectly located the
home, and a variance was granted to recognize the substandard side yard setback. The variance
file discussed two separate surveys with conflicting information and did not resolve the property
line’s location.
The property at 1533 Onodaga Street does not have a survey on file.

The property at 1574 7 Ave NE has a survey, dated August 18, 1964, which does not
show a 25’ easement on the south edge of the property.

The property at 1564 75 Ave NE has a survey, dated May 18, 1959, which shows a 25’
easement on the south edge of the property.
