The above noted property was visited by Thomas A.Weber, P.E.of Aurora Engineering LLC on Friday, February 25,
2022,to evaluate the current floor in the master bedroom.
It is my professional opinion as a licensed professional engineer in the state of Minnesota that the beam
supporting the bedroom floor has deflected excessively causing the floor to slope toward the middle of the room.
To repair this floor,a new(3) ply 1%"x 11%" LVL flush beam will need to be installed. As this flush beam will be
deeper than the floor joist, it will extend betW the iceilirlg(similar to the existing beam). This beam shall be
nailed together with a minimum of(3) rows of 16d nails from each side of the beam and supported on each end
with a minimum of(3)2x4 and 3-inches of bearing. The floor joist shall be supported by attaching joist hangers to
the face of both sides of this beam. It is also recommended that(2)Simpson A35 angle clips be attached at each
end of the beam to the top plate on one end and the post at the other end.
In discussion with Mrs. Findley,the following commentary relates to possible construction methods and should be
reviewed and modified as necessary by the licensed contractor performing the structural repair.
1. It has been noted that the current ceiling is to be removed in the living room to be finished flush to the
current kitchen ceiling.
2. Brace the existing structure to prevent any additional structural damage. Shore the joist on both sides of
the grid floor beam.
3. Cut the joist to accommodate the new(3) ply LVL beam.
4. Lift the current floor joist on both sides of the beam to make the bedroom floor level above.
5. Install the new(3) ply LVL beam and install the joist hangers, columns, and A35 on each end as noted
above.
6. Holes may be placed in the beam to accommodate the new electrical requirements following standard
industry locations and sizes. Please contact Aurora Engineering if a diagram of hole placement is
required.
7. HVAC ductwork has not been considered in this design. If ductwork is required and cannot be relocated
to avoid the beam,further design will be required.
