MECH. As you requested, I have reviewed the damage caused by a car crashing into the garage located at 126 Christenson Court Northeast in Fridley, Minnesota. A site visit was conducted by Derek Phillips, PE on July 10, 2023. The vehicle ran into the northwest side of the garage and will need to be repaired. The following items should be addressed: • The top of the concrete stem wall was damaged and will need to be replaced. The cracked section runs approximately 8'-0" in length. This area shall be removed and a new stem wall shall be poured. Install new 1/2" diameter threaded rods at 2'-0" on center. Epoxy anchored the rods 6" minimum into the good concrete and apply a bonding agent prior to pouring the new stem wall. This will also act as the anchor bolts for the stud wall above. • Install a new treated 2x4 sill plate along this wall as needed. Approximately 10'-0" in length. • The 2x4 stud wall spaced at 16" on center with a (2) 2x4 top plate shall be rebuilt in this area. Push all the garage walls back into plumb as needed. A temporary wall will need to be built along this wall to support the garage attic trusses during construction. • The sheathing and siding in this area will need to be replaced. Fasten sheathing to wall stud with 8d nails at 6" on center along the edges and 12" on center at the intermediate studs, minimum. Fasten siding per code. • The brick veener half wall along the northeast wall and around the corner to the garage door will need to be replaced. • During construction, verify that the attic trusses along the northeast wall are not damaged. This was not visible at time of inspection but the ceiling should be opened up to verify that the ends of the trusses are intact. Patch ceiling sheet rock as needed afterwards. The 2020 Minnesota State Residential Code is applicable. Please call me if you have any questions concerning this project.
