ROLL CALL_ Members Present: Members Absent: Others Present: Schmedeke, Engdahl, Forster, French Meissner Darrel Clark, Engineering Assistant 1. REQUEST FOR A LOT SPLIT• L S. ��72-08, ROBERT G. LINDBLOOM Lot 7, Block 2, Brookview 2nd Addition Mr. Lindbloom was not in attenda.nce so Mr. Clark explained that the Lindbloom parcel is a corner lot with 215 feet of frontage along 67th Avenue and 234 feet of frontage along Brookview Drive. Mr. Lindbloom has requested to split this parcel into three building sites. One site would be the southerly 100 feet of said Lot 7, which now has the homestead on it, leaving about 25 feet between the new division line and the existing garage. The remaining north 134 feet would be split into two equally sized lots that would face 67th Avenue and have about 107 feet of frontage each. Since there is no sewer in 67th Avenue or Brookview Drive, the corner lot would have to get its sewer service through the westerly lot on an easement. After some discussion about the size of easement required for the sewer, the Subcomnittee agreed that the owner should dedicate a 15 foot easement for utility purposes. MOTION by Engdahl, seconded by Forster, that the Plats & Subdivisions- Streets & Utilities Subcommittee recommend to the Planning Commission approval of the Lot Split, L.S. ��72-08, by Robert G. Lindbloom, to split Lot 7, Block 2, Brookview 2nd Addition into 3 new sites, one being the southerly 100 feet and the remaining northerly 134 feet be divi.d.ed equally into t�ao lots, about 107 feet each, facing 67th Avenue, and that the owner dedicate a 15 foot utility and drainage easement along the southerly side of the two northerly sites. Upon a voice vote, all voting aye, the motion carried unani.mously. 2. REQUEST FOR PERMISSION TO PUT A FENCE ACROSS AN EASE Easement next to Lot 1, Block 4, City View Addition. Mr. Clark stated this request was to fence the 33 foot street right of way being the e�ctension of 5th Street between 57th Place and 57�'Avenue.�� Mr. French stated that this item was discussed at their last meeting ar►d the idea� of vacating the right of way was brought up and therefore it was conti.nued until tonight with the stipulation that all four owners adjacent to the right of way be notified for tonights meeting. Mr. French thought we should also include the sisnilar 33 foot strip between 57th Avenue and 57th Place in our discussion. Mr. French thought that this road, if opened, would be too close to the 4th Street intersection to be of any value and also it would add another intersection for more possible accidents. sr : �--- Plats & Subs.-Str. & Util. September 20, 1972 Page 2 { ,, Mr. Clark pointed out that there is a blockage of through traffic and the Commission should consider either opening this right of way or the extension of 57� Avenue between 6th and 7th Streets to allow traffic going south on 4th, 5th and 6th Streets an easier route to get to 57th Avenue. There were three of the four property owners involved at the meeting; Mr. Lyytinesm Mr. Amborn and Mr. Ransdell. All three expressed their disapproval to opening the 33 foot strip to vehicular traffic and would be in favor of leaving it closed for good. MOTION by French, seconded by Engdahl, that the Plats & Subdivisions- Streets & Utilities Subcom�nittee recom�►end to the Planning Commission approval of vacating the 33 foot wide extension of 5th Street between 572 Avenue and 57th Place and also to vacate the 33 foot strip between 57th Place and 57th Avenue and that the City retain a 20 foot wide utility easement for the inplace sanitary sewer. Upon a voice vote, there being no nays, the motion carried unanimously. The Cammission asked that the City notify the affected property owners in Block 32, Hyde Park Addition, a.nd other adjacent property owners for the possible vacation or opening of the streets and alleys in and around Block 32.
