ADDTNG SECTION 45.262 ENTITLED "DOUBLE FRONTAGE LOTS" AND AMENDING
SECTION 45.03 BY DEFINING DOUBLE FRONTAGE LOTS,
THE COUNCIL OF 4'HE CITY OF FRIDLEY DOES ORDAIN AS FOLLOWSs

Section 45.262: The building lines will prevail in lieu of rear
yard requirements. In the instance of Double
Frontaqe lots when reverse frontage is approved, set back £or
garages and accessory buildings in a rear yard will be the same
as for a iront yard in the R-District area concerned.
7'he owner of a Double Frontage lot may elect to
front the principal building on either street on which the lot
abuts, provided that the principal entrance to such building shall
open on the street so selected_ tnThere any such election is mani-
£estly contrary to the established character or welfare o£ the
neighborhood, the permit shall be reierred to the Board of Appeaj.s
for approval or disapproval. '

49. DOUBLE FRONTAGE LOTS: A lot with frontage on two non-
intersection streets.
