Sr2 S�ECIAL DISIR�CT 205.231. Title This Ordinance shall be referred to as the "redevelopment district ordi rrance' in short fona. 205.232 Purpose The purpose of this special zoning district is to 1. Allaw for the mixed use development within special redevelopsn�nt districts set up under Chapter 462 of Minnesota State Statutes for the health, safety and general welfare of the City. 2. Allow fot maximvm flexibility in the promotion of difficult redevelopment projects. 3. Allow development by plan which is acceptable to and in the best interest of the City and overall district and developmPnt plan. 2D5,233. Uses Permitted 1. Those uses which are acceptable to the overall redevelopment plan and specific development plans as approved by the City. Upon approval of the specific development plans, the City shall determine the specific uses that are pennitted within the develoFanent. ' , 205.234. Uses Excluded 1. Those uses unacceptable to the overall redevelopment plan and specific develognent plans as determined by the City. 205.235. Uses Allowed After Plan Developme�nt 1. Uses allaved in each individual building after construction will be the same as or similar to those uses approved in Section 205.233. above. 205.236. Process foz Ap�roval 1. Plans for each individual project or combination of projects must be submitted to the Planning Commission for review and recommendations to the City Coimcil. The City Council shall have final authority to approve all project plans. City Coimcil shall include as a minimm�. � ►��I � A. Site plans shaaing location of buildirrgs, off street parking, street � and utility locations, auto and pedestrian access to and from the project, any modification needed to existing services, grading plans, storm water plans. building exterior finish, lighting and signing and landscape plans. � B. Written City staff review on project compatability to the overall redevelo�t plan. = C. Written IDiA report on project plan sr�rrov4� and �nsiderations. 3.
