217 01 PiJAPOSE
The Council of the Cify of Fndley deems that it is m the mterest of 1he health, sa£ety and general
welfare of the residents of the City that owner(s) of a multlple dwellmg mtend�ng to convert to
condom�mum Luuts, register that mtent with the Crty before such a conversion is mitiated
217 02 DEFINITIONS
For the purpose of this chapter, except where the context mdicates otherwise, the follownng
words mean
1 Condomuuum A mulhple dwellmg m which portions are designated for separate
ownership and the remainder of wluch is designated for common ownership solely by the owners
of those portions A multiple dwelhng is not a condommium unless the undroided mterests m
the common elements are vested in the umt owners
� 2 Conversion Condominium A mulhple dwelhng which has been converted from rental
umts to ownership unrts m accordance with the Umform Condommium Act (M S 515A)
3 Conversion Nohce A wntten notice of mtent to convert a mulhple dwelhng to a
condotmmum wh�ch is given to the ex�st�ng occupants of ihe mult�ple dwellmg by the owner of
the dwellmg
4 Declaration A legal document required by State Law that conshtutes the creahon of a
condomuuum by the recordmg of m the county m which the condommium zs located
5 Disclosure Statament A document required by State Law that fully discloses
mformahon such as declarahon, by-laws, etc wh�ch is mtended to protect the nghts of
purchasers of condommium units
6 Dwelhng Umt A single umY providing complete independent lrvmg facihhes for one or
more persons including permanent provisions for hvmg, sleepzng, eating, cookmg and sarutation
7 Mulhple Dwellmg A buildmg or portion thereof designated for occupancy by families
livmg mdependentty of each other
8. Owner. The person or body having an mterest m a multiple dwellmg as a fee owner or
subordmate interest wrth the right to exercise conh-ol and management of the premises

Registration sha11 he required of any owner of a multrple dwellmg located wrtlun the City of
Fridley who intends to convert such building to condom�mums At least 60 days prtor to the
conversion nohce gLVen to the tenants, the owner of a mulhple dwellmg shall file wrth the Crty a
registration form, provided by the City, and pay the appropnate registrahon fee
217 04 REGISTRATION FEE
The registrahon fee shall be provided m Chapter 11 of this code Tlus sechon does not exempt
any owners association from obtammg the annual condomimum hcense as set forth m Chapter
220 of the Fridley Crty Code
217 OS REGISTRATION FORM
The registration form shall contam the following informahon�
Descnptron of ground areas by street address and lega] descnphon
The number of dwelhng umts and size of the buildmg
3 The number of stones and height m feet/meters
4 Total floor area of the building
5 Informarion on existmg water, gas and electnc metermg and sewer chazges
6 Amount of any remaimng special assessments
7 Floox plans pursuant to M S S l5 2-110
8 Site plan drawn to scale showmg Lot, buildmgs, off-sh-eet parking and landscapmg
Disclosure statement (mcluding declarahon and by-laws)
10 Letter oinotificahon to tenants
11 The name and address of the mdrndual to which any nohce or arder regardmg the
premises may be served or given dunng the conversron

Title (and name, if possible) of contact person of Associahon
13 Number of low-and-moderate mcome households affected by the conversion

The Crty may deny registration of conversion condommiums af there ex�sts wrthan the Caty �
sigmficant shortage of suitable rental dwellmgs available to low-and-moderate mcome
mdividuals or famihes or to estabhsh or mamtam the City's eligibrhty for any federal or state
program providing direct or mdrrect financial assistance for housing to the City The adoption of
said chapter shall comply with the provisions as set forth by M,S 515A, 1-106 of the Umfonn
Condommzum Act
