BUII�DING SITE I. No land shall be altered and no use shall be �ermitted that results in water run-off causing flooding, erosion or deposits of minerals on ad7acent properties. Stormwater run-off from a developed site will leave at no greater rate or lesser quality than the stox�nwater rim-o£f from the site in an undevelopeG condition. Stormwater run-off shall not exceed the rate of run-off of the undeveloped land for a 24 hour storm with a 1 year return frequency. Detention facilities shall be desic�ned for a 24 hour storm with a 100 year return frequency. All run-oif shall be properly channeled into a storm drain water course, ponding area or other public facility designed for that purpose. Any change in gracie uffecting water run-off onto an ad�acent property must be approved by the City. 205.04.6. RDQiJIItID YARD ADID OPEN SPACE A. The follawing shall not be considered an encrcachnent on yard and setback requiranents: (3) Decks, unenclosed porches� canopies and steps to building entrances may extend not more than ten (10) feet into any required front or rear yard setback and not more than tktree (3) feet into any required side yarci, provided they do not extend nearer than five (5) feet to any lot line. 205.04.8. Sprinkler systems shall be required in all builclinqs hereinafter erected, constructed or altered, and which the single floor area e�:ceeds 10,000 square feet and the floor area of multi-storied buildings exceeds 20,000 square feet in the following zoning districts: C-1 Local Business, C-2 General Business, C-3 General Shopping, CR-1 General Office, M-1 Light Industrial, I�i-2 Heavy Industrlal, S-2 Redevelopment and P[TD Districts. 2. Sprinkler systens shall be required in buildings with a gross area less than 10,00p square feet if a m�nimtun of 20 square feet of opening above grade for each 50 lineal feet of vaall on at least one side of the structure is not provided. � 3. (2) Side Yard: (c) Corner Lots: ((1)) The side yard width on a street sicie of a corner lot shall not be less than seventeen and one-half (17.5) feet. ((2)) When the lot to the rear of a corner lot has frontage along a side street, no accessory building on the corner lot within twenty-five (25) feet of the common property line shall be closer to said side street than thirty (30) feet; provided ho47ever, that this reyulation shall not be interpreted as to reduce the buildable width oi a corner lot to less than twenty-five (25) feet. 205.D7.4. No site plans shall be required for a single family dwelling or for the extension, enlargement, change, or alteratian thereaf, nor accessory structures thereto. � 205.05.4. SPECIAL USE PII2MIT G. Lapse Of A Special Use Permit By Non-Use. Whenever within one (1) year after granta ng a Special Use Permit, the recipient of the Special Use Permit shall not have cor,�r«enced the work as required by the permit, then such permit shall become null and void unless a petition for an extension of time in which to complete the work is granted. Such extension shall be requested in writinq and filed with the City at least twenty (20) days before the eatpiration of the original Special Use Permit. The request for extension shall state facts showing a good faith atte'n�t to complete the work, Such petition shall be presented to the City Council for final action.
