Ordinance No. 0888 06-15-1987� ORDINANCE NO 888 AN ORDINANCE RECODIFYING THE FRIDLEY CITY CODE, CHAPTER 205 EA'fTITLEA "ZONING" BY AMEApDING SECTIONS 205.04_S.S., 205.07_1.0 , 205.07.3 D.(2), 205.OS.l.0 , 205.09.1.0 , 205.13.1.A , 205 14.1.A.(14), 205 16 1.A., 205.16.5_C.(1) AND BY RELIUMBER.ING THE NEXT C�NSEC�TIVE Ni7MBERS The City Council of the City of Fridley does hereby ordain as follows 205 04. GENERAL PROVISIONS 5 ACCESSORY BUILDINGS AND STRUCTITRES S Accessory buildings and structures are permitted in the rear yard and the side yard only, sub�ect to the following restrictions (2) Accessory buildings and structures in the side yards sha11 not be any closer than five (5) feet to any 1ot line except in the case of additions to existing, attached single-car garages, where the side yard may be reduced to less than five (5) feet from the property line, provided the expanded garage will be no wider than twenty-two (22) feet (a) The setback for an addition to an attached single-car garage � may be reduced to three (3) feet from the side lot line if the nearest structure on the adjacent lot is 1) a house located at least ten (10) feet from the lot line, or J 2) a dou6le-car garage which is located at least five (5) feet from the lot line (b) The setback for an addition to an attached single-car garage may 6e reduced to four (4) feet from the side 1ot line if the nearest structure on the adjacent lot is 1) a single-car garage which is at least four (4) feet from the common lot line, or 2) a house with no garage, or 3) a double-car garage at least four (4) feet from the lot line (3) All exterior walls, of attached garages, less than five (5) feet from the property line, must be constructed of materials approved for one-hour fire resistance on the inside with no unprotected openings allowed The maximum roo£ pro�ection is limited to two (2) feet 1 � , Page 2- Ordlnance No 888 205.07. USES PERMITTED C Uses Perm.itted With A Special Use Permit (2) Churches (a) Building and site requirements and performance standards shall be equal to or greater than those outlined in the following CR-1 sections of the Code, 205 16 3, 205 16 4, 205 16 6 and 205 16 7 (b) A parking requirement of at least one (1) off-street parking space shall be provided £or every three (3) fixed seats or for every five (5) feet of pew length in the main assembly ha11 Additional parking may be required for additional church activities, such as day care, classroom and recreational activities (3) Private Schools 3. Setbacks (2) Side Yard (b) A side yard of five (5) feet is required between an attached accessory building or use and a side property line except as stated in Section 205 04 5 B(2) and (3) 205 OS R-2 TWO-FAMILY DWELLING DISTRICT REGULATIONS 1. USES PERMITTED C. Uses Permitted With A Special Use Permit. Principal Uses The following are principal uses in C-2 Districts� (14) Hospitals, nursing homes, convalescent homes and homes for the elderly 205.16_ CR-1 GENERAI, OFFICE DISTRICT REGULATIONS 1 USES PERMITTED.
