With respect to your memo request dated 27 May 1965, it is our feeling
that:

Rezoning from C-2s to M-1 for the property in queation
is appropriate.
The propnsed design of the plat is not appropriate and the
follovaing changes are suggested: _
a. The proposed lot areas are rather small for light
industrial developments, but appropriate setbacks
• can obviate the difficulties of limited area by
� encouraging purchase of more than one lot for
proposed developments of larger size. Thus, it
is suggested that the final plat have shown, as
part of the plat, the following minimum setbacks;
front yard thirty feet; side yard twenty feet; and
rear yard twenty feet. Deed restrictions or
covenants could be used.
The rationale for this restriction rests on the
present lack of demand for vacant land zoned M-1,
indicating that requested rezonings into M-1
districts should provide more than minimum
ame nitie s :
b. The proposed site service road should not extend
to Osborne Road as shown and should provide accesa
not less than three hundred feet from the State
Highway #65-Osborne Road intersection. The
proposed road, as shown, would create an excessively
dangerous situation at the SH #b5-Osborne Road
intersection.
