RES 1990-12 - 0000380822 RESOLUTION NO. 12 - 1990 RESOLUTION APPROVING A SUBDIVISION, LOT SPLIT, L. S. #89- 01, TO SPLIT OFF THE SOUTH 122 FEET OF LOT 4, AUDITOR'S SUBDIVISION NO. 22, TO CREATE A SEPARATE PARCEL FOR A SINGLE FAMILY HOUSE, GENERALLY LOCATED AT 1501 RICE CREEK ROAD N.E. WHEREAS, the City Council approved a lot split at the February 12, 1990 meeting; and the Planning Commission stipulations attached as Exhibit A; and WHEREAS, such approval was to split off the south 122 feet of Lot 4, Auditor's Subdivision No. 22, to create a separate parcel for a single family house, generally located at 1501 Rice Creek Road N.E. The legal descriptions for the two properties are as follows: Parcel A: The south 122.00 feet of Lot 4, Auditor's Subdivision No. 22, Anoka County, Minnesota. Parcel B: Lot 4, Auditor's Subdivision No. 22, Anoka County, Minnesota, except the south 122.00 feet thereof. WHEREAS, the City has received the required Certificate of Survey from the owner; and ' WHEREAS, such approval will create two separate parcels from Lot 4, Auditor's Subdivision No. 22. NOW, THEREFORE, BE IT RESOLVED, that the City Council directs the petitioner to record this lot split at Anoka County within six months of this approval or else such approval shall be null and void. The elevation shall be reviewed and approved by the Public Works Department prior to issuance of a building permit. 2. A grading and drainage plan shall be submitted with the building permit application for approval by the Public Works Department prior to issuance of a building permit. 3. The driveway location must be approved by the Public Works Department prior to issuance of a building permit. 4. The petitioner shall execute appropriate utility easements as requested by the City or by the Cable TV company. 23
